PRE-QUALIFICATION / PRE-APPROVAL 

Our processors will check Borrower's ability to repay loan & loan programs proposed by the LO. We send out the pre-approval letter to the borrower on behalf of the Lender / Broker.

DISCLOSURE DESK

LOS Data is verified before we send out Initial Loan Estimate along with all state and federal mortgage disclosures. Our team is efficient in sending out disclosures within 3 business days from the date of loan application

LOAN SETUP

Once we receive the Intent to proceed from the borrower, our team gets on to the loan setup process which includes uploading the loan documents in Calyx/Encompass or any other LOS used by you. Prepare a need list of missing items and e-mail to the loan officer. 

Underwriting Support
Tax Income Reports

Our team of Underwriters will Review the loan file for all mandatory documents & accuracy.

Verify the information in all Income documents like -  Credit Reports, W2, Paystubs, Tax returns, Bank statements, rental income etc...

Perform the income calculations & add necessary conditions and notes in LOS to help the final underwriter make quick credit decisions. Our team is well versed in running the AUS and review findings received in LOS for the underwriter's reference. 

Submit the loan file on the lender portal to the Underwriter for making a credit decision.​

 

Once the Underwriter determines the loan is acceptable with conditions, it would be status as "conditional approval". Our underwriting team will work on the third party conditions & clear them with the necessary documentation and resubmit the file to the underwriter.

CLOSING DISCLOSURE & CLOSING PACKAGE REVIEW

Our closer will look at the five-page Final Closing Disclosure & compare it with the Initial Loan Estimate to check if there were any variances. Our closer will verify the loan terms, projected monthly payments, total fees, and closing costs and ensure accuracy & completeness 

We are required by law to send the Closing Disclosure at least three business days before closing, however our team does that more efficiently so that the customer gets enough time to check on the loan documents before actual closing

PRE-PURCHASE REVIEW / PRE-FUNDING

Our post-closing team is well versed with Fannie & Freddie Mac guidelines thus able to perform an in-depth review of all the loans. All the loan level exceptions are updated on the investor portal for re-verification. Our  24 hours quick turn-times on these reviews gives the investor enough time for making a decision  

Our pre-purchase review audits help to identify loan-level discrepancies and raise red flags for any defects founds.

This helps in reducing the risks before the loan is funded. In-depth review of documents like Appraisal, Credit Report, Flood Insurance, Title, AUS & Income along with Underwriting conditions is performed by our team.
